Step One: The Dream List
We always suggest to my buyers that they write out their “dream list” when it comes to everything they could possibly want in a home. If you’re married, do this independently and have fun comparing your lists together. Even get the kids involved if they’re old enough. This should be FUN. Email us and I’ll even send over my favorite “dream list” template!
Step Two: How Much Can I Afford?
We can arrange for you to meet with a lender to get pre-qualified for a loan. This lets us know how much you can afford to spend on a home. Sometimes people dread this. Don’t. This just provides you with the peace of mind that comes from knowing how much you can afford before you start looking at specific homes. It makes the experience more enjoyable and often quicker. Pre-qualifying with a lender is also important because it strengthens your position with the seller once you find the home you want to own. Sellers are more comfortable with pre-qualified buyers.
Step Three: Finding the Right Home For You
Now the REAL fun begins! We are here to guide you to the home that matches your dreams AND your finances. We can provide you with a list of builders with new homes, resale homes and foreclosed properties. Together we will sort through lists of properties that match your criteria. We will make appointments to show you those properties that interest you at a time that works with your busy schedule. At no point will you ever feel pressure from us to “just pick something”. This is possibly the biggest purchase of your life, and we understand that. Look to us for information on schools, taxes, utilities and amenities in your areas of interest. We are here to HELP, and we love nothing more than assisting our clients in finding the home of their dreams!
Step Four: Negotiating the Agreement
You have found the property that you want to purchase, and we're here to help you negotiate this agreement with the seller or seller’s agent. We’ll negotiate things like price, time frames and conditions and expenses (that’s right–who pays what and when!). We’ll review the seller’s disclosure of property condition and determine if a home warranty at the seller’s expense is appropriate.
Step Five: Contract to Closing
You’ve found a house you LOVE and your offer has been accepted! Yah! We’re now in what’s called the “contract to close” period of the transaction–the home stretch. There are many details that must be coordinated to accurately complete the contract and financing paperwork. We need to order an inspection, an appraisal and a survey. We work with you to assure these things get done in a timely manner. We are in VERY frequent communication with you at this time, and you can get a hold of us any time you have questions or concerns. Sometimes buyers get “cold feet” during this time. Trust me, it’s normal. As homeowners and investors, we’ve been there. Stay calm and call us–it’s almost time to pick up the keys to your new home!
